1) Clean all

You can improve to make the property, but the guest has to do with the market. If homes in your area about the same age and size, but it is evaluated at a fixed amount, you can be sure that you will probably be the same. If you know a real estate agent, you could ask for ideas. Sometimes they spend more on improvements than they receive in exchange, or the value. Be careful.
